Building Condition and Defect Surveys

As either an investor or a property manager, a building condition survey is an excellent tool to ensure a long life on your property.

For Current Owners

Q: What is a Building Condition & Defects Survey?

A: A building condition and defects survey is a survey/report that assesses the condition of a building. In particular, a building condition survey will examine the structure, fit & finish, safety compliance, ADA compliance, as well as an overall view of the building. It can be likened to a health check-up for the building. This information is then collected, organized, and a report is put together full of pictures and explanations of what needs to be fixed, updated, or replaced.

Q: When should I consider a Building Condition & Defects Survey?

A: When you are facing any problem with your building or property such as general defects, water seepage & other issues, noticeable cracks, foundation settlement, or any other major problems. It is important to have a professional perform a Building Condition Survey even when you are only noticing small issues, since often times there are hidden problems causing them that only an Engineer will be able to detect.

Considering Buying or Recently Purchased

It is generally recommended to have a Building Condition Survey before the expiry of the defects liability period (DLP) of your property. This ensure that your building will be examined during a timeframe that would allow you to lessen your liability for necessary repairs.

This period is usually listed as within 18 months of vacany possession for residential, and 12 months from date of possession on commercial buildings.
